Tours and Applications

We would love to show you around! For in-person tours, you can book one directly on the website (www.westoaktrace.com) or contact our leasing office at 678-713-7800 to schedule a tour.  Please bring your ID to the tour.

For online virtual tours, check out this page on our website.

Once you have found your desired floorplan on our website, you can submit an application via our website or give the leasing office a call and they will send you the link to apply.  They are happy to answer any questions you may have.

Remember an application is not submitted until the application and administration fees are paid.

To start your application, you will need to provide a valid ID and proof of income.  These documents help us verify your eligibility and ensure a smooth leasing process.

To qualify, income should be at least three times the rent amount. The income of all lease holders, over the age of 18, is combined to meet the three times the rent threshold. No one must not have been evicted, convicted of a felony or declared bankruptcy.  There can be no balance due to previous property owners or landlords.

ApproveShield is our screening processor. Documents must be submitted within 48 hours of filing your application.  It may take up to 5 business days for approval.

All lease terms are 12 months.

No. We do not allow subleasing to ensure the comfort and security of all our residents.

Yes, renter’s insurance is required. You must purchase $300,000 of personal liability and list West Oak Trace as the interested party.

Each home comes with a microwave, stove, dishwasher and refrigerator. Residents must provide their own washer and dryer.

Our team will send you a notice for renewal 90 days before your lease expiration, you will select your renewal on-line, via our portal.

No, West Oak Trace does not offer affordable housing options nor do we accept housing vouchers.

Move-In and Move-Out Support

Yes, an application fee is required to apply for a home.  The application fee is $100 per person, over the age of 18, who will be living in the home.

There is an administration fee of $250 for processing the application.  It is refunded if the application is denied.  Fraud is non-refundable

You’re welcome to decorate your home to make it feel like home!  However, if you wish to make any modifications, please seek approval from management first.  You are responsible for any damages which will be deducted from your security deposit.

If you need to break your lease, please contact the leasing office.  They will guide you through the available options, which may include early termination fees and other conditions based on your specific situation.

We require a 60-day written notice prior to your moving out.

When you’re scheduled to move out, please return your keys to the leasing office along with your forwarding address, during office hours (8:30 am to 5:30 pm) so we can process your move-out on the same day.  We cannot complete your move-out until we have received the keys.  Once you are out of the home, it will be inspected and determined if any damages have occurred and if repairs are required.

A refund will be issued within 30 days of moving out in the form of a check.

Fees and Payments

The security deposit is either 1 month’s rent or 1 ½ month’s rent as determined by credit.  It is due within 48 hours of the approved application.

Utilities are NOT included in the rent.  Residents have their own relationship with Greystone Power Company for electricity, Cobb County Water and the City of Powder Springs for trash pick-up.  The homes do not use any gas.

Residents are free to use the Wi-Fi provider of their choice. To install Wi-Fi, residents should schedule a direct appointment with the provider of their choice. All homes are pre-wired for high-speed internet access.

You can pay your rent conveniently through our resident portal.  We accept online payments via credit card or debit card.  We also accept money orders and cashier’s checks.

Rent is due on the 1st of every month.  Rent is late on the 4th of every month and a late fee of 10% of your rent is added to the rent due.

Yes, we do require an HOA Fee of $100 per month. The HOA fee covers all the landscaping on the property.  We cut your grass and trim your bushes.  It also covers the care and maintenance of the pool.

Each home has its own attached 2-car garage.  There are designated public parking spaces throughout the community, for guests.

Maintenance

Maintenance requests can be submitted through the SmartRent app at any time.  Residents can also call the leasing office to submit a maintenance request on their behalf. We offer 24/7 maintenance.

Pets

Yes, West Oak Trace is a pet-friendly community, allowing both cats and dogs. We allow up to three pets per household. There is no weight limit. Some breed restrictions apply per Georgia state law.

Yes, there is a pet fee of $350 for one pet, $500 for two pets and $650 for three pets, due at move in. Pet rent is $30 per month per pet.

Amenities

West Oak Trace offers a resort style swimming pool with a covered lounge area.

No, West Oak Trace does not offer furnished homes.

Yes, we regularly organize resident events to help foster a sense of community.

Yes, quiet hours are observed from 11:00 PM to 7:00 AM to ensure a peaceful environment for all residents

Children living in West Oak Trace attend Powder Springs Elementary School, Cooper Middle School and McEachern High School.

There is no smoking within the confines of the home.  Smoking is permitted outside.
